Do you or could you work from home? You may be interested in purchasing a home in Stockton’s historic Midtown neighborhood. No other area of Stockton offers the same “mixed use occupancy” zoning, permit fee reductions, and City incentives, with an ideal location perfectly adapted to living in a part of Stockton’s history, while enjoying the shortest possible commute. The Midtown area encompasses some of Stockton’s most beautiful tree-lined streets and numerous architectural treasures dating back to the late 1800’s. Midtown is comprised of four older residential and commercial areas located just north of Stockton’s growing central business district. The City of Stockton is dedicated to the restoration and revitalization of these neighborhoods for a live, work, walk and learn ambiance. Home-based businesses are welcome in the Midtown, and many homes are perfectly suited to the lifestyle enjoyed by professionals and other service-type businesses that do not impact the residential nature of the neighborhood, yet compliment office and retail. An overlay zone has been created by the City of Stockton, offering a fifty percent reduction in certain fees with additional reductions for reusing historical structures. Variances and waivers are available to accommodate both the historical aspects of the neighborhood, as well as to provide incentives for those who want to live in historic neighborhoods and work from home. 1. Magnolia Historic Neighborhood is located within the borders of Harding Way (North), Park Street (South), California Street (East) and El Dorado Street (West). Primarily composed of single and multi-family homes, most of the neighborhood has been designated the Magnolia Historic District by the City of Stockton and the State of California. 2. University Park Neighborhood is home to CSU Stanislaus – Stockton. The Grupe Company is the master developer for this 103 acre park-like setting. University Park is already home to many non-profit organizations and will soon include office, retail, an elementary school and a high school. Neighbors in the area are welcome to enjoy the campus for recreation, education, and community events. University Park is located within the borders of Harding Way (North), Park Street (South), the Union Pacific railroad tracks (East), and California Street (West). 3. Railroad Square Neighborhood contains a mix of older homes and commercial and industrial space. It is within walking distance of the regional transportation center that is currently under construction in Stockton’s downtown. Fremont Park Neighborhood is a mix of residences, commercial buildings and a number of churches. Conveniently close to downtown Stockton’s developing waterfront, it is located within the borders of Park Street (North), Miner Avenue (South), California Street (East), and El Dorado Street (West).
