Downtown Living
Downtown Stockton is surrounded by a number of diverse, historic residential neighborhoods, within biking or walking distance of downtown business, entertainment, and recreational amenities. Distinguished by a wide range of architecturally significant buildings, tree lined streets, and an active waterfront district, the City of Stockton is focused on creating a downtown residential renaissance.
Greater Downtown Stockton Housing Strategy
This strategy will support the development of housing and mixed-use projects in the Downtown Stockton area. The focus is on catalyst development projects that will lead to building a critical mass of downtown residents, as well as creating a 24-hour environment.
Through the strategic planning process, all members of the community are encouraged to participate, share ideas, and provide feedback about current and future downtown housing. The purpose of the strategy is to identify specific actions necessary to achieve a vibrant and sustainable housing environment in the downtown core and surrounding areas.
Consultant, RACESTUDIO, is undertaking a three step process that involves:
- Step One - Evaluate available development site, housing prototypes, and financial and market feasibility issues.
- Step Two - Address urban design, mixed use opportunities, business opportunities, and marketing of downtown housing.
- Step Three - Prepare implementation actions, including 1) financial incentives, 2) development schedule, particularly for catalyst projects, 3) administrative actions, for example staff commitments to assist infill development, and 4)regulatory actions, such as establishing a clear "process" and requirements.

Greater Downtown Housing Strategy
The Strategy will be developed during Spring-Summer 2007 and includes opportunities for public participation.
- DAT Housing Subcommittee Meeting - meetings are held the last
Thursday of the month at 2pm on the third floor of City Hall (425 N. El Dorado Street).
- Infill Council of the Delta Meetings are held the first Monday of the month @ 11:30am at Old Republic Title on Brookside Drive in Stockton (Suite A)

Infill/Downtown Housing Projects
The following is an update on projects in the planning, predevelopment, and construction phase.
- Lexington Plaza Waterfront Hotel - Construction of 42 condominium units is underway as part of the Lexington Plaza Waterfront Hotel project. The

is now open to the public.
- Grupe's Southpointe - Construction of 150 market rate, waterfront condominiums is tentatively scheduled to commence in 2008. The project is currently seeking entitlements from the City and completion of a Disposition and Development Agreement (DDA) with the Redevelopment Agency. - Magnolia Place - The City is in exclusive negotiations with developer, Placeworks LLC, for development of a residential project at the intersection of San Joaquin and Acacia Streets. See map of project site and proposed site plan.
- Henery Building Condominiums - The City is in negotiations with Regent Development on the rehabilitation of the historic Henery Building, located on Sutter Street. See map of project site and photo.
- Block 73 Request for Proposals - The City has issued a Request for Proposal to select a Master Developer for the City Block 73 bounded by Channel, Sutter, San Joaquin and Miner Streets. The City's goal is to see a residential mixed use project and preservation of the historic Medico Dental Building, the tallest building in Downtown Stockton. See map of project site and photo.
